Immanuel Lutheran Communities (ILC) is located in Northwest Montana in the city of Kalispell. With a 60-year history of providing services and care to older adults in the Flathead Valley, management and the Board of Directors had a vision for modernizing the campus to remain relevant in today’s environment and appeal to future generations. Goals of the phased campus repositioning project included:

  • Modernize and downsize the skilled nursing to improve the resident experience
  • Create resident-centered memory support
  • Expand independent living options and consumer-driven amenities while improving service mix on the campus
  • Create an environment that supports the programming and service delivery options that will appeal to future generations

Sawgrass Partners provided market research, development advisory services and financial planning support through the planning, development and financing of the repositioning project. The $40.5 million project, which was completed in phases, included:

  • 36 new independent living villa apartments with underground parking
  • New amenity space including a large chapel and meeting room, fitness and wellness areas, swimming pool and spa, a bistro and lounge, and expanded restaurant dining areas
  • 24 new memory support beds designed in two 12-bed households
  • Complete renovation of the existing 155-bed skilled nursing building including:
    o Downsized from 155 beds to 120 beds
    o Expansion of dedicated short-term rehab from 16 beds to 48 beds of private rooms with private bathrooms
    o Creation of state-of-the-art therapy gym
    o Creation of long-term care households with private rooms and living, dining and social spaces
